Market Growth Factors

The Turkey real estate market is supported by strong housing demand, urbanization, population concentration in major metropolitan areas, and extensive infrastructure development. The country's population reached approximately 86.09 million, creating a substantial underlying requirement for residential properties, rental accommodation, commercial space, and supporting infrastructure.

Government housing initiatives represent another important growth factor. The 500,000 Social Housing Project is designed to provide affordable housing across all 81 provinces, with payment structures including a 10% down payment and financing periods of up to 240 months. Initial applications for the program exceeded 936,000 on the first day, demonstrating substantial demand for affordable housing.

Earthquake resilience and urban transformation are also influencing construction activity. Large-scale redevelopment programs are replacing vulnerable housing stock with modern residential developments, particularly in high-density urban areas and earthquake-affected regions.

Foreign investment continues to create demand for residential and mixed-use developments. Foreign buyers purchased 21,534 homes, with Russian, Iranian, and Ukrainian nationals among the largest buyer groups. Istanbul and Antalya together represented the dominant destinations for international residential purchases.

The commercial property segment is also supported by established office, retail, and logistics infrastructure. Istanbul had more than 6.7 million square meters of Grade A office stock, while Türkiye had approximately 14.3 million square meters of shopping-center gross leasable area. The Marmara region also had around 11.3 million square meters of logistics real estate stock.

Growing PropTech adoption is further transforming property discovery and transactions. Platforms such as Sahibinden.com and Hepsiemlak are expanding digital capabilities, while developers increasingly combine online lead generation with physical sales offices and show-home experiences.
