Extreme Heat Is Reshaping Air-Conditioning Demand Across MENA

The Middle East and North Africa's cooling landscape is being shaped by intensifying heat, rapid urbanization, expanding residential construction, and growing pressure to manage electricity consumption. Air conditioners are increasingly moving beyond their role as seasonal appliances, becoming essential infrastructure across homes, offices, hospitality venues, healthcare facilities, retail spaces, and industrial environments.

According to the Middle East & North Africa air conditioners market analysis published by Markntel Advisor, the sector was valued at around USD 12.45 billion in 2025 and is projected to reach USD 18.19 billion by 2032, expanding at a CAGR of 5.57% during 2026–2032. Split ACs represented 44% of the sector in 2025, while the residential segment accounted for approximately 23%.

Extreme Temperatures Are Strengthening Cooling Requirements

Climate conditions remain one of the most significant factors influencing cooling demand across MENA. The region regularly experiences summer temperatures above 40°C, while some locations record substantially higher extremes. The World Meteorological Organization reported that 2024 was the hottest year on record for the Arab region, with temperatures rising at approximately twice the global average.

These conditions are increasing the duration and intensity of cooling requirements. In countries across the Gulf, air conditioning is essential for maintaining indoor comfort during prolonged periods of extreme heat. In North African markets, rising temperatures are similarly encouraging households and businesses to consider mechanical cooling as an increasingly important part of building infrastructure.

The relationship between temperature and cooling demand also extends to electricity systems. As more air conditioners operate simultaneously during heatwaves, utilities face higher peak loads, making efficient equipment increasingly relevant to energy planning.

Split ACs Remain Central to Product Demand

Split air conditioners held the largest product share in 2025, accounting for approximately 44% of the MENA sector. Their flexibility, comparatively efficient operation, and suitability for residential and light-commercial spaces support their broad adoption.

The configuration allows the indoor and outdoor components to operate separately, supporting quieter indoor environments and flexible installation. Split systems are used across residential buildings, offices, retail outlets, hotels, and other facilities where individual-zone cooling is required.

The availability of different capacities also contributes to their relevance. Systems ranging from smaller residential units to higher-capacity models can accommodate varying room sizes and occupancy levels. Continued housing development and replacement of older equipment provide additional demand foundations.

Inverter Technology Is Gaining Importance

A significant technological shift is taking place as manufacturers and consumers increasingly focus on inverter-based and high-efficiency systems. Unlike conventional fixed-speed equipment, inverter technology can adjust compressor speed according to cooling requirements, helping maintain more stable temperatures while reducing unnecessary energy consumption.

This shift is particularly important in MENA because cooling represents a substantial portion of electricity demand. The International Energy Agency reports that cooling accounts for nearly half of peak electricity demand in the region and around one-quarter of annual electricity consumption.

Energy-efficiency regulations are reinforcing this transition. Saudi Arabia, for example, applies minimum energy-performance requirements for split and window air conditioners through SASO standards. Such measures encourage manufacturers to improve equipment efficiency and support the gradual replacement of older, less efficient systems.

Residential Cooling Continues to Lead

Residential applications represented around 23% of the sector in 2025, making households the leading end-user category. Persistent heat, expanding housing stock, demographic growth, and longer periods spent indoors contribute to this position.

Residential cooling requirements also differ across countries depending on climate, building design, household income, and electricity access. In Gulf countries, high air-conditioner penetration means replacement and efficiency upgrades are particularly relevant. Elsewhere in MENA, rising household purchasing power and urbanization can support additional first-time installations.

The residential segment therefore combines two distinct demand patterns: expansion of cooling access in less-saturated markets and modernization of existing equipment in markets where air-conditioning penetration is already high.

Electricity Demand Creates a Structural Challenge

The widespread use of air conditioners creates an important challenge for regional electricity systems. The IEA reports that electricity demand across MENA tripled between 2000 and 2024 and is expected to rise by another 50% by 2035. Cooling is identified as one of the principal drivers of this future growth.

High electricity consumption can increase infrastructure requirements and expose utilities to greater peak-demand pressure during heatwaves. Older, inefficient air conditioners can intensify this problem because they require more electricity to deliver comparable cooling output.

This makes equipment efficiency relevant not only to household operating costs but also to wider electricity-system resilience. Greater adoption of efficient air conditioners, alongside grid modernization and demand-management measures, can help reduce the intensity of cooling-driven peaks.

Saudi Arabia Holds a Leading Position

Saudi Arabia accounted for approximately 21% of the MENA sector in 2025, giving it the largest country share. Severe summer temperatures, population growth, urban development, and continued investment in residential and commercial infrastructure support substantial cooling requirements.

Large-scale developments across hospitality, healthcare, retail, and mixed-use infrastructure are also creating demand for both room-based and centralized cooling technologies. At the same time, energy-efficiency regulations are encouraging the adoption of improved equipment.

The country's position illustrates how climate, construction activity, demographics, and regulation can interact to shape national air-conditioning demand.

Cooling Is Moving Toward Efficiency and Resilience

MENA's air-conditioning sector is increasingly defined by the need to balance rising cooling requirements with electricity-system constraints. Extreme heat is strengthening demand, while energy-efficiency policies and technological improvements are influencing the type of equipment being installed.

Split ACs are likely to remain important because of their broad residential and light-commercial applications, but inverter technology and high-efficiency systems are becoming more significant as operating costs and grid pressures receive greater attention.

The wider transition suggests that the future of cooling in MENA will depend not simply on expanding equipment availability, but on improving how efficiently cooling is delivered. As temperatures continue to challenge buildings and electricity networks, energy performance, climate adaptability, and reliable operation are becoming increasingly important considerations for the region's cooling infrastructure.
